So, I'm fairly committed to building a gym from scratch. For those of you interested, I will be keeping a log of everything here.

I have the land, which is approximately 20x30m, or 600sq metres.

The roof will come to another £5,200.

14,000TL for bricks, cement etc.

Shuttering - 24,000TL from a good guy, or 26,000TL for another, but he includes tying the
construction steel.

Doors and windows €4,000

Flooring (rubber mats) x 300m2 - 15,900tl or about £3,500

$29,900 (~£23,500) for freeweights and cardio. Tv, kettlebells, yoga mats, medicine balls blah blah as presents.

Architect has cost £3,000.

£2,000 to skip military service.

2,415kg 8mm steel rebar. 6,113 meters
4,050kg 10mm steel rebar. 6,564 meters
1,740kg 12mm steel rebar. 1,959 meters
7,470kg 16mm steel rebar. 4,727 meters.

15,675kg and 19,363 meters of steel! £7,824 for this.

Energy saving LED for own reference. 36watt per pair instead of 116 watt per pair. 780 watt difference for 10pr.

The small town we are in has a relatively young population, and has roughly 1,500 people. The nearest gym is about 15mins drive away, which is relatively ages in such a small place. People complain that the guy isn't great and that they dislike his character, and the women complain that the gym is dirty. His kit may come up for sale in the near future, which will save me a fortune as I won't have to pay import duty, shipping etc. Also, because the population is relatively small, customers for commercial gym equipment don't come by that often and I could pretty much take the piss so he recoups SOME money, but only a fraction of what he's spent to bring them in. If he doesn't like my offer, he will be stuck with it all.

The salaries here vary from £400 a month to £2,000, but nobody has a mortgage. Petrol is cheap, food is cheap, and a large proportion of what people earn is disposable income - the complete opposite of London really.

£22 a month (100TL) is the going rate for gyms, which can go pretty far.

I legally MUST get an architect to draw up plans and give me a price.

Anything in particular you wanted to know about "business" side of things?

Have you considered air-con? Is that not an essential for such a hot country or are the locals simply unaffected by the heat?

I spoke to a lot gym owners these last few years, since I'm also in the process of opening my own gym. One thing I got from most of them is - don't buy cheap cardio equipment!
It will be used the most and it will break down all the time if it's not good.
The guy I spoke to yesterday has about 8 treadmills. 2 of them were around 6k £ (each) and the rest are in the 2-3 k range. He spent almost the price difference just on repairs of those cheaper ones. And the expensive ones never broke down, not once

Would you say that an 8k treadmill that is second hand will do the trick? We had £10k Technogym k700i treadmills that even broke down before! Clutches kept going.

Any particular brands you would recommend for/against? How would you rate PreCor?

My lot moved over around 1850. I tracked it all years ago. My Gran was born in 1930 and her parents were born here. The land has Pre-74 title deeds.
